Fire rated doors Dubai: the assembly, not the leaf

A fire rated door in Dubai is a tested assembly. Leaf, frame, ironmongery, seals and glazing are certified together. Change one component and the rating is void, which is why handovers stall at the door.

What fire rated actually means

FD30 and FD60 are time ratings: 30 or 60 minutes. BS 476 part 22 and EN 1634 are common test references, and they do not test the same way. Check the standard before comparing prices.

Integrity, E, stops flames and hot gases. Insulation, EI, also limits heat on the unexposed face. Plant rooms and corridors often need EI. An FD30 fire door is not automatically a smoke door; the S comes from the tested smoke seal. The leaf label is a start, not the file. The fire door certificate UAE handover packages need should list the frame, intumescent strips, smoke seals, hinges, locks, closer and glazing. An FD30 fire door Dubai landlords accept on one floor may be wrong on another.

The fire rated door frame and ironmongery cannot be added after the leaf arrives. A tested set is a set.

The door schedule and Dubai approvals

A schedule sets the rating, leaf size, single or double leaf, swing, frame type, wall construction, self-closer, hold-open device linked to the alarm, signage and any access control on an escape route. If it is vague, the supplier quotes a leaf and the site solves the rest.

The schedule sets the order too. Frames go in before finishes close. Ironmongery is ordered with the door, not after the painter. If the opening sits in new joinery, frame and lining details belong in the joinery package. That is part of bespoke joinery and fit-out contracting in Dubai.

A fire rated door supplier Dubai teams rely on will quote line by line, with tested components named. If they only ask for a leaf count, send the schedule back.

Civil Defence fire door approval in Dubai is a file that matches the doors on site, not a certificate emailed after installation. The submission starts with the schedule and test evidence. The inspection checks gaps, seals, labels, closers, glazing and hardware actually fitted. If the door on site is not the door in the submission, approval stops.

Landlords and Dubai Municipality may add requirements for common areas. Find out who signs off before you order. The handover pack should include test certificates, a door register that maps every leaf to location and rating, the as-built schedule and labels fixed to the doors.

Quality shows in the paperwork as much as the door.

The snag list an inspector will write

Most failures are small and avoidable. Inspectors record over-cut gaps at the leaf edge, missing intumescent strip or smoke seal, unlabelled leaves, wrong or removed closers, cables and readers cut into the frame, painted-over labels and non-rated glazing. Each one breaks the assembly or removes the evidence that it was tested.

A closer removed for painting and never refitted is a fail. A reader cut into a frame after certification is a fail. A vision panel added on site without tested beading is a fail. These are specification and coordination problems, not joinery problems you fix with a sander.

Fire door installation in Dubai keeps the assembly intact or breaks it. The installer needs the schedule, the tested components and the authority to stop.

What drives the price, and what a fair quote must itemise

No responsible supplier should give one number before seeing the schedule. The rating drives the base cost: FD30 is not FD60, and EI is not E. Leaf size, single or double leaf, frame type, glazing, ironmongery and access control coordination move the price. So does the wall. A new opening in a stud wall is not the same as a frame set into existing block.

A fair quote comes back as an itemised door schedule. It should list the leaf, frame, ironmongery, seals, glazing, finishing, installation, certification and the door register. It should say what is excluded. A lump sum without the frame is not comparable.

Joinery around the opening should be in the same package or coordinated with it. If the door schedule and joinery drawings are priced by people who never speak, the site pays for the gap.

Maintenance: the register facilities teams forget

A fire door register is a live document. It records location, rating, leaf size, ironmongery, certificate reference, inspection date and defects. Facilities teams often keep the certificates but not the register, so a replacement leaf gets ordered from a photograph. That does not work. The replacement must sit within the original tested design.

Annual inspection is a common baseline for occupied buildings, with closer adjustment and seal checks. A self-closer that slams or fails to latch is a defect on an escape route, not a nuisance. Check painted labels, damaged seals and hardware added after handover.

Send the door schedule, opening sizes, wall type and building location, plus photos of existing frames and ironmongery. Include access control hardware if readers or magnets are planned. Frequently asked questions

Can I fit a fire rated door into an existing opening?

Only if the opening can take the tested frame and the wall suits the fixing detail. Fit the frame as tested, with the leaf, seals and ironmongery from the same assembly. Measure and check the opening before a supplier quotes; a standard leaf in an old frame will not hold the rating.

Does each fire door leaf need its own certificate?

The certificate covers the tested assembly and the manufacturer's scope, not a separate certificate for every leaf. The door register still identifies each leaf by location, rating, size, ironmongery and certificate reference. A replacement leaf must fall within the original tested design.

Can I add a glass vision panel on site?

No. A site-cut vision panel changes the tested assembly unless the glazing, aperture and beading are part of the certified design. Order glass with the door and confirm the tested glazing specification. Adding it later puts the certificate and handover at risk.

Does access control void the fire door rating?

It can if the lock, cable route or reader is cut into the frame outside the tested detail. Access control on an escape route also has to release when the alarm sounds. List the hardware on the door schedule and have the supplier confirm it against the certificate before installation.
