Fire rated doors Dubai: the assembly is what fails

A fire rated door in a Dubai tenancy is a tested assembly, not a leaf with a label on it. The handover inspection checks the whole set as installed. The leaf is rarely the problem. What fails is the frame, the seals, the hardware and the paperwork that should have travelled with them.

FD30 and FD60: what the rating means in a tenancy

The number is minutes of integrity under test. FD30 gives 30 minutes, FD60 gives 60. Which one a door needs comes from the building's fire strategy and the tenancy approval route, not from the joinery contractor and not from what happens to be in stock.

FD30 is the usual call for office suite entrances, meeting rooms onto a protected corridor, clinic treatment rooms and back of house doors. FD60 appears where the wall protects a stair core, a plant room, a tenancy boundary or an escape route that needs the longer period. The rating has to match the wall it sits in. A 60 minute door in a 30 minute wall buys nothing.

If a schedule arrives with the rating column marked TBC, stop before pricing. Ask the consultant or the landlord's fire engineer to confirm it in writing. That single gap holds up commercial joinery and interior fit-out in Dubai work later in the programme, and it is far cheaper to settle at schedule stage than after frames are cut.

Leaf, frame, seals, hardware, closer: one assembly, one certificate

Five parts are tested together: the leaf, the frame, the intumescent seals, the hinges and hardware, and the closer. Change one and the test evidence stops covering the set.

A certified leaf hung in a frame built on site by someone else, with unbranded seals pushed into a groove, is not a fire rated door. It is a door that looks like one. Ironmongery is part of the same argument. Locks, flush bolts, viewers, letter plates, access control and closers are all inside the tested configuration. Fit a viewer that is not in the test report and the evidence for the whole door falls away, and no amount of paperwork afterwards puts it back.

This is where fire door ironmongery Dubai specifications go wrong most often. The architect names a hardware set from one manufacturer, the frame comes from another, and the seals are bought loose by the site team. Nobody ends up holding a fire door certificate Dubai inspectors will accept, because no single document covers the combination that was actually installed.

The defects and the paperwork that fail inspection

The defect list is short and it repeats. An undercut at the floor wider than the certificate allows, usually cut on site to clear new flooring or a threshold. Seals missing on the hinge side, painted over during decoration, or cut short at the corners. A closer that pulls the door but never latches it into the rebate. Cables and conduits for card readers pushed through the frame and left unsealed. Labels peeled off, overpainted, or present on the leaf but missing from the frame.

Air pressure matters too. A door that latches perfectly in an empty shell can stand open once the tenant's extract is running, because the closer was set too light before the MEP was balanced. Set closers at the end, not at first fix.

The handover pack a landlord's FM or a Civil Defence inspector will ask for is straightforward: the door schedule with ratings, evidence that each installed assembly matches a tested configuration, the hardware schedule, an installation declaration, photographs of every label, and the operation and maintenance information. If your contractor cannot produce that folder at handover, the doors are not finished, whatever they look like.

Retrofit inside a working building

Replacing door sets in an occupied tenancy is a different job from a new fit out. Frames come out of finished walls, so making good, plaster and paint are part of the scope, and so is protecting the floors and the neighbouring suites. Access is usually out of hours, which means the crew is working nights and the building is live around them.

Our Google rating stands at 4.8 from 29 reviews, and the pattern in the comments is the same one we see on site: sequence and protection are what tenants remember. Survey the existing frame before you price anything. Whether it carries its own label, whether the seals can be brought back to a tested configuration, and whether the wall around it can take a new frame without structural work all change the answer.

Specify it once, then price it per door

Get the door schedule right before the joinery shop drawing is approved. That means a row per door with the rating, single or double leaf, leaf width and height, frame type and the wall it sits in, hardware set, signage, any glazing, and the room it serves. Sign it off with the consultant. Every change after approval costs more, because frames have already been cut and finished.

A fair fire door installation Dubai quote is itemised per door rather than a lump sum. It should show the leaf and frame, intumescent seals, the ironmongery set, installation, making good to wall and finishes, and the submittals. Ask whether label photography and logging is included, because that is the part checked at handover.

What drives the number: the rating, the leaf size, whether the leaf is glazed or oversized, whether the frame goes into a new stud wall or existing blockwork, the hardware set including access control and hold open devices, repetition across the floor, and the hours you can give access. Ten identical doors cost less each than ten different ones. Out of hours working and protection of occupied floors add real cost that a lump sum quote hides until it returns as a variation.

Send your door schedule if you have one, or the leaf width and height per opening with the rating, photos of the existing frames and any labels, the building location and the hours we can work. WhatsApp +971 55 131 7286 is the fastest route, and we will tell you what is missing from the schedule before anyone prices it. There are more joinery and fit-out guides on the blog if you are still scoping the job, or you can send your door schedule for a joinery quote and we will read it against the wall types first.

Frequently asked questions

Do FD30 and FD60 doors both need a certificate in Dubai?

Every fire rated set needs evidence that the assembly as installed matches a tested configuration. The certificate covers leaf, frame, seals, hardware and closer together. A leaf certificate on its own is not enough for a landlord or a Civil Defence inspector at handover.

Can we keep the existing frame and replace only the leaf?

Sometimes. It depends on whether the frame carries its own label, whether it matches the leaf's test evidence, and whether seals and hardware can be brought back to the tested configuration. In an occupied building we survey the frame first, because replacing it later means opening the wall and making good.

Why does our fire door not close and latch properly?

Usually the closer is set too light for the air pressure in the space, or the door was undercut at the floor to clear new flooring. A closer disconnected or wedged open during snagging is also common. Adjustment is quick, but it has to happen after the air conditioning is balanced.

What should I send to get a fire rated door quote?

Your door schedule if you have one, otherwise the leaf width and height per opening, the rating, whether the frame is new or existing, photos of the frames and any labels, and the building location with the hours we can work. WhatsApp on +971 55 131 7286 gets the fastest first read.
