Fire rated doors Dubai: what a fit-out must hand over

A fire rated door in Dubai is judged on documents as much as on the product. If the door schedule, the certificate and the door actually hung on site do not agree, the Civil Defence inspection fails and handover stops at that door. This is the documentation and inspection problem, not a product catalogue.

A fire rated door set is an assembly, not a leaf

The leaf is one part. A fire rated door set is the leaf, its frame, the intumescent and smoke seals, the hinges, the lock and handles, the closer, and the rated glass and beading if there is a vision panel. Every piece belongs to the tested specification. Swap the closer for a cheaper model and the assembly is no longer the tested product, even though the leaf has not changed.

That is why we build and hang door sets as sets, in our own joinery workshop, rather than buying leaves and improvising the rest on site. FD30 gives 30 minutes of resistance, FD60 gives 60. The number comes from the test evidence for the whole assembly, and which one a wall needs comes from the fire strategy, not from the look of the door. FD30 and FD60 fire doors in Dubai share a shelf but not a test report.

Rated doors turn up in more places than most clients expect: office cores, clinic consult and records rooms, retail stockrooms, F&B kitchen lines, mosque plant and store rooms. Healthcare is the heaviest user of the lot, because almost every treatment room has a rated wall and a rated door in it. If you are pricing a clinic, the door schedule belongs in the clinic fit out joinery scope in Dubai conversation from day one, not at handover.

What a Dubai handover file should contain

Four documents carry the compliance story. A missing one is the usual reason a fit-out stalls.

  • The product certificate, covering the door set and its scope of approval: leaf sizes, hardware, glazing, seals.
  • The test standard and report reference, BS 476 Part 22 or BS EN 1634-1, for the configuration you have installed.
  • A door schedule that matches site: door mark, location, rating, leaf size, hardware set, glazing, seal type.
  • An installation record per door: who hung it, when, and confirmation that gaps and seals were finished to the tested detail.

A fire rated door certificate Dubai inspectors accept has to name the hardware that is actually on the door. If the certificate lists one closer and the site has another, the certificate describes a door that does not exist. We hand this file over as a pack, indexed by door mark, because that is the order the inspector walks the building in.

Where fire doors sit in the Civil Defence sequence

Drawings are approved first. The site is then inspected against those approved drawings and schedules. The completion certificate follows. Fire doors are one of the items walked at inspection, and they are walked against the approved door schedule, so fire door compliance in Dubai is decided mostly before anyone hangs a leaf. If a door mark changes, a door moves, or a rating goes from FD30 to FD60 after approval, the paperwork has to reflect it before the inspection, not during it. One mismatched line holds the whole handover.

On site, the frame goes in after blockwork and before plaster and finishes. The leaf hangs at the end, after painting, because a hung leaf gets destroyed in the last weeks of a job. Sequencing is part of compliance. The wider approvals order is in our guide to office fit out permit approvals in Dubai.

I had the pleasure of working with this company on the pit-out work at my hotel, and I am extremely satisfied with the results. Imdadullah, 5/5

What actually fails at inspection

Four failures repeat.

Unlabelled leaves. No plug or label tying the door to a door mark and rating. The inspector cannot match door to schedule, so the schedule counts for nothing.

Frames modified on site. A frame notched for a conduit, a hole drilled through a leaf for a cable, a closer swapped because the specified one was out of stock. Each takes the door outside its tested assembly.

Wrong ironmongery. Standard hinges, a non-rated lock, a closer that is not on the certificate. Hardware is the first thing downgraded when a budget is squeezed, and the first thing an inspector reads.

Seals painted over or cut short. An intumescent strip under three coats of paint will not expand. Seals stopped short of the frame corner leave a gap exactly where smoke travels first.

None of these is a manufacturing problem. They are site decisions made late, by someone who was not holding the door schedule.

Reading a quote so the rated set is included

A line reading fire door, supply and fix, with one number, is where trouble hides. A quote should itemise per door set: door mark and location, FD30 or FD60, leaf size and finish, frame, seals, hinges and ironmongery by product name, closer, glazing and glass type, installation, and the certificate and installation record pack.

Price moves for real reasons: the leaf core and rating, the frame type, whether the hardware and closer are certified to that set, glazing, oversize leaves that need a different tested configuration, access control, and the paperwork. A single FD30 set and a double FD60 set with a vision panel, magnetic hold-open and card reader are not comparable per door. Compare per door mark, like for like, and read the exclusions line before the total.

Five questions before you sign:

  1. Does the certificate cover this complete set, including the ironmongery you have quoted?
  2. Which test standard and report number covers this configuration?
  3. Will you issue an installation record for each door mark, with gap tolerances?
  4. Who updates the schedule if a door moves or the rating changes?
  5. Do you attend the Civil Defence inspection, or hand over a folder?

Frequently asked questions

Does a fire rated door need a certificate for Civil Defence approval in Dubai?

Yes. The certificate has to cover the assembly as installed, and the door schedule has to match the doors on site. A leaf-only certificate with no frame, hardware or installation record usually falls short at inspection.

What is the difference between FD30 and FD60 fire doors?

FD30 resists fire for 30 minutes, FD60 for 60. The rating comes from the tested assembly, not the leaf alone. Which one a door needs is set by the fire strategy for the wall, and the door schedule should state it per door mark.

Can I keep the existing frame and change only the door leaf?

Rarely. The frame, seals, hinges and closer are part of the tested set, so a new leaf in an old frame is an untested assembly unless the certificate allows that exact combination. Replacing the whole set is often the simpler route.

How much does a fire rated door cost in Dubai?

Price per door set depends on the rating, leaf size and core, frame type, hardware and closer, glazing, access control, installation and the certificate pack. A double FD60 set with a vision panel and a card reader is not comparable to a plain single FD30 set. We quote per door mark, so send the schedule or the room list for a project-specific figure.
