Office joinery Dubai: bespoke fit-out for offices

Office joinery in Dubai is the fixed timber work built into a commercial space: reception desks, storage walls, wall panelling, boardroom tables and the trims that finish partitioning. If a piece has to be measured, manufactured and installed to fit one specific floor plate, it is joinery rather than furniture.

What office joinery covers in a commercial fit-out

A commercial joinery package covers everything that cannot be rolled out of the room when the lease ends. That list is longer than most clients expect, and it is worth writing it out properly before you ask anyone for a price.

  • Reception desk joinery, straight, L shaped or curved, with cable management and a solid surface or stone top
  • Office storage and wall panelling joinery, full height runs with doors, drawers, open shelving and integrated lighting
  • Boardroom and meeting tables in veneer or HPL, with power modules coordinated with the floor boxes
  • Tea point and pantry units, including sink cut outs, waste pull outs and fridge housings
  • Lockers, printer housing and filing walls sized to the real paper load
  • Partition trims, skirting, shadow gaps and door frames to suit the glass and gypsum already on site
  • Credenzas, logo panels and display cabinets for awards and product

If your scope runs past joinery into partitions, ceilings, MEP and finishes, it is usually cheaper to place it under one contract. bespoke office joinery and interior fit-out services covers that full package.

How office joinery differs from a standard fit-out and from loose furniture

Office joinery is priced and programmed as construction, not as furniture. Loose furniture arrives in boxes with a delivery date. Joinery is drawn to the millimetre, built for one wall, and installed by a team coordinating with electricians, HVAC and fire stopping.

Three differences matter when you compare quotes:

  • Fixed, not movable. Joinery is anchored to floors, walls and ceilings, so it stays with the building. Desks move when you move.
  • Drawing led. The shop drawing has to show sockets, data outlets, sprinklers and diffusers before a single board is cut.
  • Valued as construction. Joinery usually accounts for 25 to 35 percent of a total fit-out budget, which is why it gets its own line and its own programme.

Materials and finishes that hold up in a Dubai climate

Humidity decides the specification in Dubai. Board that behaves in a European showroom can swell, bow or delaminate in a tower where the air conditioning is switched off over a weekend, so every exposed edge has to be sealed.

MaterialBest used forDubai notes
MDF with sprayed lacquerPainted reception fronts, feature wallsBudget friendly, but raw cut edges must be sealed on all faces
HPL on MDF coreStorage walls, lockers, tea pointsMost durable against knocks and cleaning, large colour range
Wood veneer on MDFBoardroom tables, feature panellingBest looking finish, needs factory lacquer and stable humidity
Solid surface or quartz topReception and tea point countersHeat and stain resistant, seams can be made near invisible
Fire rated boardDoor cores, escape route linings, some reception areasRequired by Dubai Civil Defence for commercial use, keep the certificates

Veneer always photographs better. HPL survives a tenancy better. Most offices end up mixing the two, HPL behind the scenes and veneer where clients and visitors actually sit.

What office joinery costs in Dubai

Joinery is quoted per linear metre for runs and per unit for desks and tables, and rates move with finish and hardware. As a working guide for 2026 pricing in Dubai:

  • Wall panelling: AED 350 to 750 per square metre installed
  • Full height storage walls: AED 1,100 to 2,000 per linear metre
  • Partition trims and skirting: AED 90 to 180 per linear metre
  • Reception desks: AED 4,500 for a simple 2.4 metre HPL desk, AED 15,000 to 35,000 for a curved veneer desk with a stone top
  • Boardroom tables: AED 6,000 to 18,000 for a ten seat veneer table with power modules
  • Tea point units: AED 3,500 to 9,000

Worked example: a 20 desk office

Take a 20 desk office in Business Bay with around 220 square metres of floor plate.

  • 3.2 metre reception desk with solid surface top: AED 18,000
  • Reception back wall panelling, 12 square metres at AED 550: AED 6,600
  • 40 linear metres of partition trims and skirting at AED 140: AED 5,600
  • Filing and print storage wall, 9 linear metres at AED 1,450: AED 13,050
  • Tea point unit, 2.6 metres: AED 7,500
  • Ten seat boardroom table: AED 12,000
  • Server and store cupboard, 1.8 linear metres: AED 2,600

That totals about AED 65,000, or AED 62,000 to 72,000 once hardware and finishes are locked. Roughly AED 295 per square metre of floor plate, and around 30 percent of the whole fit-out. You can see how these packages come together in our office joinery projects in Dubai.

Timeline, approvals and interfaces from survey to installation

A mid size office joinery package takes six to nine weeks from first survey to handover. Manufacturing is quick. Permits and coordination are what stretch the programme.

  1. Survey and brief, one to two days. Laser measure, floor level and wall plumb checks, and a walk through of the joinery schedule.
  2. Concept, shop drawings and samples, five to ten working days. Board, veneer, edge and hardware samples are approved before anything is cut.
  3. Permits and NOCs, five to fifteen working days. Landlord fit-out guidelines, developer or community approval, the DET licensed activity, and Civil Defence submittals where fire rated board or door cores are involved.
  4. Manufacture, three to four weeks in the workshop for a 20 desk office.
  5. Delivery and installation, five to ten working days, phased into evenings and weekends in occupied buildings with hot work permits and lift protection.
  6. Snagging and handover, three to five days, with adjustments, touch up and as built drawings.

Most of the risk sits in step three. A joinery drawing approved without checking sprinkler positions or floor box layouts is the single most common reason a commercial job stalls on site.

How to brief and compare office joinery suppliers in Dubai

Ask every supplier for the same six things, or you will be comparing three different scopes. Get all of it in writing before you sign.

  • Measured shop drawings with dimensions, not a mood board
  • Physical samples of the actual board, veneer and edge profile you will receive
  • A material and hardware schedule that names brands and finishes
  • A written warranty, typically 12 months on workmanship and longer on board and hardware
  • Two or three completed commercial references you can visit
  • A programme that includes permit and approval lead times, not just workshop time

The lowest quote is often missing trims, delivery, installation labour or the after hours premium. Ask what is excluded, then compare like for like. You can request an office joinery quote in Dubai with your drawings or a measured survey, and we will price the full scope rather than a partial one.

Frequently asked questions

How much does office joinery cost in Dubai?

Office joinery in Dubai generally runs from AED 1,100 to 2,000 per linear metre for full height storage walls and AED 350 to 750 per square metre for wall panelling. A 20 desk office typically spends AED 60,000 to 75,000 on joinery alone, with reception desks from AED 4,500 and boardroom tables from AED 6,000. Finish choice moves the number most, with HPL at the lower end and veneer or solid surface at the higher end.

How long does office joinery take from survey to installation?

Plan six to nine weeks from first survey to handover on a mid size office. Drawings and sample approvals take five to ten working days, permits and NOCs another five to fifteen, manufacture three to four weeks, and installation five to ten working days. Finalising drawings early is the single biggest thing you can do to shorten the programme.

Do I need permits for office joinery in Dubai?

Yes. Commercial premises needs landlord or developer approval, and the contractor's DET trade licence has to cover interior fit-out and joinery works. Where fire rated board, door cores or escape routes are involved, Dubai Civil Defence submittals and approvals apply as well. Most tower management offices also ask for hot work permits and lift protection during the installation period.

Is HPL or veneer better for office joinery in Dubai?

HPL is the practical choice for storage walls, tea points and lockers because it resists knocks, moisture and daily cleaning. Veneer gives the better look on boardroom tables, reception fronts and feature panelling, where the grain carries the design intent. Most Dubai offices use a mix, HPL at the back of house and veneer on the client facing joinery.

Can joinery be installed while the office is still occupied?

Yes, and it is common in Dubai towers with rolling lease dates. Work is phased into evenings, weekends or one half of the floor at a time, with dust screens, floor protection and extraction in place. Expect the programme to stretch by around 20 to 30 percent and a small premium for out of hours labour.
