Bespoke joinery company Dubai for commercial fit-outs

A bespoke joinery company in Dubai designs, builds and installs the fixed timber and boardwork inside a commercial fit-out. That covers reception counters, office storage walls, retail display units, restaurant banquettes, hotel wall linings and mosque screens, all made to measured site dimensions instead of ordered from a catalogue.

What a bespoke joinery company does that a furniture supplier cannot

A furniture supplier sells standard sizes and catalogue finishes, delivered loose. A bespoke joinery contractor measures the site, produces shop drawings, builds to them and installs the result as part of the building.

That matters because little in a commercial interior is a standard size. Ceiling heights, column positions, floor falls and MEP runs all shift the dimensions, and a reception counter still has to close onto the wall, hide the cabling and line up with the ceiling grid.

Typical scope on a Dubai commercial fit-out:

  • Reception counters with cable management and stone or solid surface tops
  • Office storage walls, tea point cabinetry, lockers and acoustic panelling
  • Retail cash wraps, display plinths and back walls
  • F&B banquettes, host desks and bar fronts
  • Mosque minbar, mihrab, qibla screens and bookcases
  • Hotel corridor panelling and luggage benches

We deliver the joinery alone or inside a full package of interior fit-out and bespoke joinery services in Dubai.

Own workshop or subcontracted joinery: this decides your programme

A contractor with its own workshop in Dubai controls its production calendar. A contractor that passes the work to a third party workshop does not, and your handover date sits behind that workshop's other clients.

Capabilities checklist before you appoint a joinery contractor

Ask for the material list and the finishing method in writing before you compare numbers.

  • Veneer, natural and reconstituted, book matched or sequenced, sanded and sealed
  • Solid wood in oak, walnut, ash and teak for mosque and hospitality detailing
  • MDF and HDF, standard, moisture resistant for wet zones, fire retardant treated board
  • Plywood and pre laminated particleboard for fast retail and shopfit units
  • CNC cutting for curves, patterned screens and repeat retail parts
  • Fire rated door sets, wall linings and panels with matching test certificates

Joining up with the fit-out contract: permits, Civil Defence and landlord approval

Joinery sits inside the fit-out permit scope rather than needing its own approval, but it still has to follow drawings accepted by Dubai Municipality or DET and materials accepted by Civil Defence.

Points that catch people out:

  • Permit and approved drawing set come first. Nothing is fixed on site before that.
  • Fire rated linings, panels and door sets need certificates matching the permit specification.
  • Retail units in malls also need landlord approval for fixing methods, working hours and protection of common areas.
  • Counters carrying stone tops need structural backing and, on upper floors, a load note.
  • Cable paths, sockets and data points inside joinery are coordinated with the MEP contractor before production.

How to compare three joinery quotations like for like

The lowest number is usually the shortest scope, not the best price. Give every bidder the same information and compare line by line.

  1. Send one scope pack: drawings, finishes, quantities, site photos and the approved permit drawing.
  2. Ask for pricing per linear metre or per unit, split into carcass, top, finish and installation.
  3. Check whether the lead time runs from order or from approved shop drawings.
  4. Confirm who pays for protection, hoisting, out of hours access and final sealing.
  5. Ask for the sample board and a fire certificate before award.
  6. Compare variation rates, minimum charges and re measure fees.

If you are still structuring the package, more UAE fit-out and joinery guides cover approvals and sequencing.

What bespoke joinery costs in Dubai: a worked example

Take a 40 sqm office reception in a Dubai commercial tower with a 3.6 linear metre counter and a 6 linear metre full height storage wall.

  • Reception counter in veneer with a solid surface top and LED cove: AED 2,800 to AED 4,500 per linear metre, so about AED 10,000 to AED 16,000.
  • Full height storage wall with doors, shelving and shadow gaps: AED 1,600 to AED 2,600 per linear metre, so about AED 9,600 to AED 15,600.
  • Delivery, installation, sealant and snagging: usually 12 to 18 percent of the joinery value.

Budget roughly AED 22,000 to AED 34,000 for that package.

  1. Free site visit and measure, 1 to 2 hours, with a written scope note.
  2. Fixed quotation, 2 to 3 working days after the measure.
  3. Shop drawings and sample board, 5 to 10 working days, then client approval.
  4. Workshop production, 3 to 5 weeks once the drawings are signed.
  5. Delivery and installation, 2 to 4 days, out of hours if the building requires it.
  6. Snagging and handover within 5 working days.

Allow 6 to 9 weeks from approved drawings, or 3 to 4 weeks on a fast track package in pre laminated board and standard laminate. Start with step one and book a free site visit for a joinery survey.

Red flags when vetting a Dubai joinery workshop

  • A quotation with no material specification, just a lump sum
  • A lead time promised before anyone has seen the approved shop drawings
  • No sample board and no fire certificate before the order
  • Payment terms asking for more than half the value before production
  • Measurements taken from the architect's drawing only, with no site visit

Frequently asked questions

How much does bespoke joinery cost per linear metre in Dubai?

Budget AED 2,800 to AED 4,500 per linear metre for a commercial reception counter with a solid surface top, and AED 1,600 to AED 2,600 for a full height storage wall. Retail or back of house units in pre laminated board start nearer AED 900 per linear metre. Finish, access and out of hours working move the price more than the size of the job.

How long does a commercial joinery package take in Dubai?

Allow 6 to 9 weeks from approved shop drawings to handover on a typical office or retail package. Drawings and samples take 5 to 10 working days, production 3 to 5 weeks, installation 2 to 4 days. Fast track laminate packages can finish in 3 to 4 weeks when the permit and drawings are already approved.

Can joinery production start before the fit-out permit is approved?

Shop drawings, material selection and sample board approval can all run while the permit is in process. Production should wait until the drawings are approved, because the permit set fixes the specification and the fire ratings. Nothing is fixed on site before the permit is issued.

What is the difference between bespoke joinery and shopfitting?

Shopfitting is the wider package: joinery plus counters, signage, lighting, flooring, tiling and shopfront works delivered as one retail unit. Bespoke joinery is the manufactured element inside that package, built to measured drawings. On a retail job the two overlap, which is one reason to appoint a single contractor for both.

Do you build fire rated joinery for Civil Defence approval?

Yes. Fire rated door sets, wall linings and panels are built to the specification on the approved drawing, with test certificates for the assemblies used. Civil Defence reviews the material specification as part of the fit-out approval, so certificates must match what is actually installed.
